Our Process

  1. Meet with one of our team members and take a tour of our Model Home(s). We’ll be happy to answer all of your questions.

  2. Finding the right Lender for you! We have preferred Lenders available, or we can assist you in providing the necessary information to your Lender to begin the approval process.

  3. Let's find the perfect Lot for your Dream Home.

  4. Select one of our Plans and let’s build your Customizations & Upgrades or bring us your Dream Design.

  5. Create a Cost Breakdown with Upgrades for an estimated Purchase Price.

  6. Sign Building Contracts.

  7. Our team will collaborate with our Draftsman to make any necessary modifications to your plan while also coordinating with the Lender to kickstart the process.

  8. Finalize House Plans with you.

  9. Submit for City/County Building Permits. This can take a few weeks for approval.

  10. Construction on your home will begin as soon as the Building Permits are approved.

  11. We will schedule your Color Selection Appointment, where you'll choose all the finishes for your home, both inside and out.

  12. Our typical Building timeframe is 8 months from the time your Construction Loan closes, give or take 4 weeks.

  13. You will receive Weekly Updates on the progress of your home until it’s completed.

  14. Our team member will arrange walkthroughs during the Building Process to ensure your home's progress stays on track.

  • Frontier Credit Union has a 1.00% origination fee, while other lenders charge 1.50% or greater.
  • Frontier Credit Union’s One-Time Close locks your LOW interest rate up front, not 12 months from now.
  • Frontier Credit Union’s One-Time Close offers 15-Year, 20-Year, and 30-Year fixed rates. Also, we offer 3/1, 5/1, and 7/1 ARM options.
  • Odyssey will pay up to $9,000 of allowable closing costs (That's roughly $6000 in FREE money!)
  • The Buyer is required to make interest only payments on the draws for the 9 months of building.

US Bank - Construction Loan Option

  • Loans begin with as little as 10% down, these loans have no mortgage insurance.
  • One Time close loan so there is no requirement to refinance the loan once the home is complete. Your rate is locked up front, for the life of the loan.
  • During Construction payment requirements are interest only, based on the funds used by Odyssey Homes.
  • Equity in your lot/land can be used towards the down payment.

Builder Carry Option

  • We can lock your loan upfront for a period of 6, 9, 12 Months. Rate is protected during this time.
  • Within 60 days of your move in date we can look to float down the rate if rates decrease.
  • Options include 30yr, 20yr, 15yr Fixed Rate Loans
