A good portion of our buyers are coming from out of state. Different climate, different cost of living, different rhythm to life. Here's the honest version of what you'll find — and how building a new home from a distance actually works.
We're a new-construction-only builder. If you're relocating and want a brand-new home that's truly yours from foundation up, you're in the right place. If you're looking for a remodel or fixer-upper, this isn't the page for you — but we can point you to good local remodelers.
The Six Cities We Build In
Most newcomers say "Idaho Falls" to mean the whole region, but our service area covers six distinct cities — each with its own feel, school district, and price points. Here's the short version of what makes each one different.
The hub — biggest city in Eastern Idaho, where most regional shopping, hospitals, and dining live. Home to Idaho National Laboratory (the area's largest employer), the Snake River greenbelt downtown, and the strongest job market in the region. If you're working remote but want amenities five minutes away, Idaho Falls is the obvious pick.
Idaho Falls' bedroom community — and home to our Hawks Landing and Granite Creek communities. Newer subdivisions, larger lots, and the Bonneville 93 school district (regularly one of the higher-rated districts in the state). Most of our new construction lives here.
Small-town north of Idaho Falls — slower pace, more land, well water + septic still common on rural lots. Jefferson School District 251. Big draw for families who want their kids to grow up with elbow room without giving up a 15-minute commute to Idaho Falls.
College town built around BYU-Idaho. Heavy LDS community influence, young demographics, and an unusually high concentration of families. Madison School District 321. If you've got connections to the university or want a values-aligned community, Rexburg is its own world — and growing fast.
South of Idaho Falls — farming country with growing residential pockets. Tight-knit, "everyone-knows-everyone" small town feel. Shelley School District 60. Our The Parks community lives here. Good fit for buyers who want a quiet base with quick access to Idaho Falls amenities.
Between Idaho Falls and Pocatello — the heart of Idaho's potato country and home to the Eastern Idaho State Fair. Blackfoot School District 55. More affordable than Idaho Falls or Ammon, often the right pick for buyers stretching budget while still wanting new construction.
The Out-of-State Build Process
Roughly a quarter of our buyers are relocating from Utah, California, Washington, Texas, or further. We've built a process that handles distance without sacrificing quality. Here's how it goes.
We start with a Zoom call to walk through your timeline, budget, and what you're looking for. No pressure to visit — we'll show you the area through screenshare and answer the questions that brochures can't. Our Project Consultants do this all the time.
Plat maps, drone footage, walkthrough videos of any active builds in the community. Our estimator tool lets you build out a configuration with full pricing from your couch — every floor plan, every upgrade, every finish line-itemed. By the time you fly out to sign, you already know exactly what you're buying.
Cabinet style, countertop slab, flooring, lighting, fixtures — all captured in our online client portal. You see what we'd recommend, you approve or change it, you sign off. No "wait, what did we pick for the powder bath?" three months in.
You get a build-chat group with your superintendent, project consultant, and the rest of our team. Photos every Friday at minimum. FaceTime walkthroughs whenever you want one. If something needs a decision, we ping you with options and timestamps, not abstract questions.
When the house is finished, we do a final walkthrough — in person if you can fly out, virtual if you can't. Closing happens with mobile notaries and title companies set up to handle out-of-state buyers. The keys are in your hand the day you arrive.
Cost of Living
Eastern Idaho isn't the cheapest market in the country anymore — prices climbed considerably between 2020 and 2025 — but compared to California, the Pacific Northwest, the Front Range, or any major metro, you'll find:
Translated: a $450K new construction Odyssey home with 3-car garage and finished basement in Ammon would price out at $900K+ in coastal Washington or California for less square footage and a smaller lot. That math is why so many of our buyers come from out of state.
Eastern Idaho vs. Boise
Most national press about Idaho focuses on the Treasure Valley — Boise, Meridian, Nampa. That market is also the most expensive, most crowded, and most over-populated by 2020-2022 transplants. Eastern Idaho is a different conversation:
Median home prices in Eastern Idaho run roughly 40-50% below Boise area equivalents. Commutes are 10-15 minutes, not 45. The growth here is real but it's a fraction of what Treasure Valley absorbed.
Eastern Idaho retained more of its agricultural, small-town character. Tighter community feel. Less culture-war noise. If your reason for moving to Idaho was "I want to live somewhere that feels like Idaho," this is that place.
Idaho Falls is 90 minutes from West Yellowstone — closer than Bozeman or Jackson. Grand Teton, Sun Valley, Big Sky, Jackson Hole — all reachable for a weekend. Skiing at Grand Targhee, Kelly Canyon, or Pebble Creek without the resort-town crowds.
Idaho National Laboratory, Eastern Idaho Regional Medical Center, BYU-Idaho, agriculture, construction trades. Not a region propped up entirely by transplants and tech money — which means it's more resilient to the next downturn.
