How Long Does It Take to Build a New Home in Eastern Idaho?

By Odyssey Homes · October 30, 2026

The short answer

A semi-custom Odyssey Homes new home in Idaho Falls, Ammon and the surrounding Eastern Idaho towns typically takes 6 to 9 months from contract signing to keys. The plan, the season and the weather set where in that range a build lands, and you get a specific timeline at contract. If you need to move sooner, a quick move-in home already under construction cuts that wait.

Six to nine months is the honest range for an Odyssey home, counted from the day you sign the contract to the day you get keys. That is shorter than a from-scratch design, because you start from one of our existing floor plans rather than drawing a new house. The plan is already engineered and priced, so there is no design phase to wait through.

What happens before construction starts

  1. Pick a plan and exterior style. Depending on the plan, you choose a Farmhouse, Modern or Traditional exterior.
  2. Pick a lot. One of ours, or a lot you already own if it works for the plan.
  3. Price it and sign. Use Home Quote or work through it with our team. Most contracts are fixed price.
  4. Financing and permit. Your lender closes the construction loan and we pull the building permit.

The order a new home gets built in

  1. Site work and foundation
  2. Framing and roof
  3. Windows and doors, which closes the house to the weather
  4. Plumbing, electrical and HVAC rough-ins
  5. Insulation and drywall
  6. Cabinets, trim and flooring
  7. Paint, fixtures, countertops and finishes
  8. Final inspections, walkthrough and keys

Some items are ordered long before they are installed. Our schedule orders windows 30 working days, about six weeks, ahead of the install date, so the window order moves whenever the install date does.

What moves the timeline

  • The plan. Our plans run from 3,082 to 5,637 total square feet. More house and a finished basement take longer.
  • The season. Eastern Idaho winters slow site work and concrete. When your build starts matters.
  • Selections. Making finish decisions on time keeps trades moving. A late decision on a long-lead item can push everything behind it.
  • Changes after contract. Each one is priced and signed as a change order before the work happens, and each one can add time.

How to move in sooner: quick move-in homes

A quick move-in home is one we have already started on a specific lot with a chosen plan. Buy it earlier and you still pick more of the finishes; buy it later and you move in sooner. We currently have 26 for sale, 6 of them move-in ready.

Every Odyssey buyer gets the Odyssey One client portal, with build updates, photos and decisions in one place. Once the home is past framing and the site is safe, we walk you through it as work progresses.

Frequently asked questions

How long does it take to build a new home in Idaho Falls?

An Odyssey Homes semi-custom home typically takes 6 to 9 months from contract signing to keys, depending on the plan, the season and the weather. You get a specific timeline at contract.

What is the fastest way to get into a new home?

Buy a quick move-in home that is already under construction. We currently have 26 for sale, 6 of them move-in ready. The earlier in the build you buy, the more finishes you can still choose.

Does winter stop construction in Eastern Idaho?

No, but it can slow it. Weather is one of the three things that move a timeline, along with the plan and the time of year the build starts. We account for the season when we give you your timeline at contract.

What delays a new home build?

Late selections and changes after contract are the delays a buyer controls. Long-lead items like windows are ordered weeks ahead of install, so a late window or cabinet decision can push the schedule. Each change after contract is also priced and signed as a change order before the work happens.

Can I watch my home being built?

Yes. Once the home is past framing and the site is safe, we walk you through it as work progresses. You also get the Odyssey One client portal, with build updates, photos and decisions in one place.
