Should You Buy a New Build or an Existing Home in Eastern Idaho?

By Odyssey Homes · October 30, 2026

The short answer

Buy a new build in Eastern Idaho if you want a 2-10 warranty, current building codes, finishes you choose and years without major repairs. Buy an existing home if you need to move within weeks or want an established neighborhood with mature trees. A quick move-in new home, already under construction, sits in between: new construction and a warranty, on a shorter wait.

We only build new homes. We don't do remodels or additions. So take our side of this with that in mind. But the trade-offs below are real, and an existing home is the right call for some buyers.

New build vs. existing home, side by side

What comes standard in a new Odyssey home

A lot of what an older home would need upgraded is in the base spec of every Odyssey plan:

  • Main Floor LVP Except Bedrooms & Stairs
  • Air Conditioning
  • Tray Ceiling Master Bedroom
  • Tray Ceiling Family Room
  • Whole House Rain Gutters
  • Double Sinks in Master Bathroom
  • Tile Shower Surrounds
  • Tile Kitchen Backsplash
  • Granite/Quartz Countertops
  • Keyless Entry to the Garage
  • Comfort Height Vanities in All Bathrooms
  • Oversized Kitchen Pantry
  • 50 oz Carpet with Moisture Barrier Carpet Pad

A 3-car garage is also standard. See the full breakdown in what's included vs. an upgrade.

The middle option: a quick move-in new home

The biggest reason buyers choose an existing home is time. A quick move-in home closes most of that gap. It's a new Odyssey home already under construction on a specific lot. You get the warranty and the new-construction spec, and depending on how far along it is, you can still choose some finishes. We have 26 for sale right now, and 6 are move-in ready. A finished or nearly finished quick move-in is usually bought with a regular mortgage, just like an existing home. Building from scratch usually takes a construction loan. Here's how those work.

Questions to ask yourself

  • When do you have to be out of your current place? Under a couple of months, look at existing homes and move-in-ready quick move-ins. Six months or more, building is on the table.
  • How much work are you willing to do after closing? An older home's inspection report is your first-year to-do list.
  • Does the layout matter to you? Changing a layout later means a remodel. With a new build, you choose it before the walls go up.
  • Where do you want to live? Our communities are in Ammon, Idaho Falls, Rigby and Shelley, and we build on your own lot in Rexburg, Blackfoot and the rest of Eastern Idaho. See available lots.

Frequently asked questions

Is it better to buy a new build or an existing home in Idaho Falls?

A new build gives you a structural warranty, current building codes, finishes you choose and no deferred maintenance. An existing home is usually faster to move into and may sit in an established neighborhood with mature trees. A quick move-in new home, already under construction, gives you most of both.

What warranty comes with a new home?

Every Odyssey home includes a 2-10 Home Buyers Warranty: 1 year on workmanship, 2 years on systems (plumbing, electrical, HVAC) and 10 years on structural.

How long does a new home take compared with buying existing?

Building from contract to keys typically takes 6 to 9 months with Odyssey. A quick move-in home can be ready much sooner, and some are move-in ready today.

Do new homes in Eastern Idaho come with air conditioning?

Every Odyssey floor plan includes air conditioning as a standard feature, along with granite or quartz countertops, tile shower surrounds and whole-house rain gutters.
