How Much Does a New Home Cost in Idaho Falls, Ammon, Rigby and Rexburg?

By Odyssey Homes · October 30, 2026

The short answer

New semi-custom homes Odyssey Homes is building in Eastern Idaho are currently listed from $620,000 to $935,000, lot included (9 homes with a published price, in Ammon, Shelley and Rigby). A home you build from scratch prices by floor plan, lot, permit, site work and upgrades, and our Home Quote tool gives you an itemized number for your exact build.

Most builders answer the cost question with a "starting at" number. That number almost never includes the lot, the permit or the upgrades nearly every buyer picks, so it tells you very little. This guide uses what we can show you for real: the asking prices on homes we are building right now, and the line items that make up every Odyssey price.

How to read price per sq ft: it is the asking price divided by the plan's total square footage, basement included whether it is finished or not. For 6540 Crown Crescent: $620,000 ÷ 3,464 sq ft = $179 per sq ft. A home with an unfinished basement will look cheaper per foot than one with a finished basement, so compare finished space too.

What goes into the price of a new build

When you build from the ground up, your contract is a stack of separate lines. These are the ones on an Odyssey price:

  1. Base price of the floor plan. Set by the plan. It covers the home and our standard features, which include air conditioning, granite or quartz countertops and a 3-car garage. See what comes standard.
  2. The lot. Priced by community and by the lot within it. View, size and location all move the number.
  3. Building permit. Set by the city or county you build in. We handle the permit process.
  4. Utility runs and concrete. Bringing water, sewer and gas to the house, plus sidewalk and driveway. Corner lots and wider lots need more concrete.
  5. Well and septic, on rural lots. Lots outside city services, more common around Rigby and in the county, need their own well and septic system.
  6. Upgrades. Everything you add beyond the standard spec, each priced as its own line.
  7. Lender contingency. If you use a construction loan, your lender may require a contingency in the contract. See how construction loans work.

Most Odyssey contracts are fixed price for the base plan plus the upgrades you choose. A change after contract is priced and signed as its own change order before the work happens.

Cost factors by town and county

The plan and upgrades cost the same wherever we build. What changes from town to town is the lot, the permit, HOA dues and whether the lot has city water and sewer.

Frequently asked questions

How much does a new home cost in Idaho Falls or Ammon?

Right now, 9 of our quick move-in homes have a published asking price, from $620,000 to $935,000. Those prices include the lot. Homes you build from the ground up price by floor plan, lot, permits, site work and the upgrades you choose, so the exact number comes from our Home Quote tool or a conversation with our team.

Does Odyssey Homes publish a starting price?

No. We don't publish a single "starting at" number, because it would leave out the lot, permits and the upgrades most buyers choose. Instead, our Home Quote tool at buildodyssey.com/estimate builds an itemized price for your plan on your lot.

What costs make up the price of a new build?

The base price of the floor plan, the lot, the building permit, utility runs to the house, sidewalk and driveway concrete, and the upgrades you select. Building on a rural lot can add a well and septic system. If you use a construction loan, the lender may also require a contingency in the contract.

Are there HOA dues in Odyssey communities?

It depends on the community. Granite Creek (Ammon): $300 per year; Hawks Landing (Ammon): $50 per month; The Parks (Shelley): no HOA; Moser Estates (Rigby): $400 per year; Sand Creek Estates (Idaho Falls): no HOA.

Is a fixed-price contract available?

Yes. Most Odyssey contracts are fixed price for the base plan plus your selected upgrades. Any change after contract is priced and signed as its own change order before the work happens.
