The short answer
Every Odyssey Homes floor plan comes with 15 standard features, including air conditioning, granite or quartz countertops, 9-foot main floor ceilings, tile shower surrounds and LVP on the main floor, plus a 3-car garage. Each plan also includes its own extras, like a covered patio or dormers. Everything beyond that, such as a finished basement, a fireplace or upgraded siding, is an upgrade priced as its own line.
"Standard" means very different things from builder to builder. Here is exactly what comes in an Odyssey home at the base price, what each plan adds on its own, and the upgrades buyers in Ammon, Idaho Falls and the rest of Eastern Idaho add most often.
On top of the standard list, each plan carries its own included features. Basements differ too: some plans leave the basement framed and unfinished, ready for later; on others you decide at selections.

Depending on the plan, the exterior comes in Farmhouse, Modern or Traditional style. Style is chosen up front, with the plan.

Every plan includes 9-foot flat main floor ceilings, a front covered porch, LVP on the main floor (except bedrooms and stairs), air conditioning, tray ceilings in the master bedroom and family room, whole-house rain gutters, double sinks in the master bath, tile shower surrounds, a tile kitchen backsplash, granite or quartz countertops, keyless entry to the garage, comfort-height vanities, an oversized kitchen pantry, and 50 oz carpet with a moisture-barrier pad.
Yes. A 3-car garage is standard on every Odyssey plan. You can downsize to a 2-car garage at selections to save on cost.
It depends on the plan. Some plans leave the basement framed and unfinished so you can finish it later; on others you choose finished or unfinished at selections. Finishing the basement is one of the most common upgrades.
On the quick move-in homes we have listed, the upgrades that show up most are a farmhouse sink, plumbing and HVAC rough-ins in an unfinished basement, central vacuum, soft-close cabinet doors and drawers, a gas line to the range, an upgraded range hood, a gas fireplace, the Gold electrical package and windows in the garage doors.
